Sustainable Cooling: How SP Group Keeps CCS Reliable

The Centralised Cooling System (CCS) in Tengah marks Singapore’s first large-scale residential shared cooling solution. Backed by SP Group’s 20 years of district cooling experience at Marina Bay and other precincts, the system is designed for reliability and comfort.

Within the system, chilled water is first produced via a commercial-grade rooftop chiller. The chilled water is then piped to each unit to remove heat from the room. The warmed water is returned to the rooftop chiller, where heat is removed via evaporation from the cooling towers. The chilled water is then recirculated and the cycle repeats.

This system is steadily expanding to serve more Housing & Development Board (HDB) flats. With the latest roll-out in Tengah, CCS will serve 14,000 households across 12 Build-to-Order (BTO) projects. The system builds on SP’s district cooling technology, a proven solution that is supplying 28 buildings — as of 2026 — in Marina Bay with chilled water for air-conditioning and is projected to reach 50 buildings in the area by 2030.

With the CCS’s interconnected modular design, the operating load is well distributed within the HDB blocks and public amenities. This ensures uninterrupted supply even when one chiller is under maintenance as another can take over, contributing to higher energy efficiency and greater energy savings.

Caring for your CCS

Like any air-conditioning system, the CCS works best with regular maintenance. Fan coil units (FCUs) should be serviced regularly to ensure clean filters and unclogged pipes to keep cooling consistent. Regular servicing is encouraged to help keep your FCUs in good working condition and support their long-term performance.

To guide households, SP has provided a CCS Turn On Guide. In addition, residents have access to a 24-hour hotline for urgent assistance and can email SP at tengahsupport@spgroup.com.sg. Residents can also stay connected through SP’s official Instagram and Facebook pages for CCS updates and tips.

Outside of your home, SP specialists regularly carry out maintenance of the infrastructure that keeps the CCS running and monitor system performance around the clock.

Enhanced reliability with fuss-free maintenance

SP’s MyTengah Care+ programme provides households with three years of warranty and servicing, including twice-yearly FCU checks. Residents can book their FCU servicing through the SP app. Maintenance includes cleaning the filters and inspecting the CCS piping and trunking, ensuring dependable performance without added complexity. With no outdoor condenser, there’s one less component to maintain, lowering cost and effort.

Cost-efficient with improved tracking

The CCS is designed to deliver cost-effective cooling with a chilled water usage rate of 10 cents/kWrh. Chilled water is supplied to each home for cooling, while electricity is only needed to power the FCU blower fans — energy consumption that is comparable to household fans. Usage can be tracked easily through the SP app, giving residents clarity on their cooling costs. Conventional air-conditioners, by comparison, demand significantly more electricity per household due to additional outdoor condensers. This makes them more vulnerable to rising electricity prices and adds to recurring servicing costs such as condenser repairs and gas top-ups.
